- A fixed-price contract locked in before construction starts.

We do not produce a free detailed estimate. Before you pay us anything, the Red Light Review gives you an early investment read. If the project still makes sense, paid Pre-Construction is where we bring the scope, trade input, selections, and pricing far enough to support a construction agreement. Your agreement states exactly how the retainer is applied.

Where your project lands in cost depends on square footage touched, structural changes, and finish level, and we put a fixed number on it in pre-construction before anything is signed.
We use fixed-price construction agreements once the scope and selections are developed far enough to price responsibly. If you ask to add or change scope after contract, we price that requested extra and get written approval before the added work proceeds.
