Cornelius Renovations and Lakefront Remodels

Cornelius is one of our two biggest Lake Norman markets, with most of our work concentrated in The Peninsula and lakefront communities like River Chase. These are homes built to sell a view, and a lot of the renovation work here is about finally taking advantage of it.

We've renovated both single-family lakefront homes and townhouses in Cornelius, so the scope and rules can look different depending on which part of town you're in.

Lakefront & HOA Considerations

The water adds rules. We plan for them.

Any work near the water, docks, seawalls, or grading close to the shoreline, generally falls under Duke Energy's shoreline management guidelines. On top of that, communities like The Peninsula run their own Architectural Review Board process for exterior changes.

We build both review timelines into your schedule from the start rather than treating them as surprises.

Common Questions

Questions about Cornelius projects.

Does a lakefront renovation need Duke Energy approval?

Any work affecting the shoreline, a dock, or a seawall typically does. Interior and most exterior renovation work away from the water doesn't. We'll flag it early if your project touches the shoreline.

Do Peninsula HOA rules slow down a renovation?

They add a design review step before permitting, which we plan for in your schedule from the start rather than treating as a surprise.
