How the Relationship Works

We bring the construction management, field execution, and trade coordination. You keep the design relationship with your client. We stay in our lane and make sure your vision makes it to the job site intact.

Every project we build alongside a design partner goes through the same Pre-Construction Retainer as our other work: a dedicated phase where we align budget, scope, and selections with you before a construction contract is signed. That keeps your design intent, the client's budget, and our build schedule all pointed the same direction from day one.

We report the same way to a design partner as we do to a homeowner: same-day responses, daily Buildertrend photo logs, and biweekly walkthroughs. You'll never be guessing what's happening on-site.

We don't compete for your client relationship. We're not trying to become the designer on your project, and we're not going to quietly push a client toward our own in-house selections over yours.

We're picky about fit before we take a project on, which protects your reputation as much as ours. If a client isn't ready, or a project isn't a fit for our model, we'll say so rather than take it on and let it go sideways.

A realistic timeline

Design and scope get finalized in pre-construction, and we hold that line. We won't start a project carrying a long list of unknowns, and we'll tell you early if the drawings aren't there yet, so the schedule you give your client is one we can actually keep.

Early involvement

Ideally before construction documents are finalized, so we can weigh in on constructability and cost while it's still cheap to change.

Collaboration throughout

We don't point fingers. When something comes up in the field, we bring a solution, not a memo about whose fault it is, and we want the architect and designer on the job working the same way. To the client, it's one team, and we act like it.
