Ten questions to ask a luxury builder in Charlotte


Bring these to every builder you interview, including us. The point is not to catch anyone out. It is to hear how each firm actually runs a job before you sign a contract worth more than most cars.

  1. Is the price fixed, or will change orders find me later?

    The single biggest source of renovation regret is a number that kept moving. Ask what happens when an unknown turns up behind a wall, and who pays.

  2. Who is on my site every day, and who do I call?

    A superintendent who is spread across six jobs is not on your site. Ask for names, not titles.

  3. How will I know what happened on site today?

    "We'll keep you posted" is not a system. Ask to see the tool and how often it is updated.

  4. Do you keep designers on staff, or match me to the right one?

    In-house design can mean one style and whoever is available. Ask how the design team is chosen for your project specifically.

  5. What happens before construction starts, and what does it cost?

    Free estimates are guesses. Ask what pre-construction includes and how the number gets tested before you commit.

  6. When will you commit to a start date?

    A vague "spring" can become fall. Ask what has to be true for the date to lock.

  7. What is your warranty, in writing?

    A handshake warranty ends when the phone stops being answered. Ask for the term, what it covers, and who follows up.

  8. Are you licensed and insured for a project this size?

    In North Carolina, license classifications cap the size of project a contractor can legally build. Ask for the license number and look it up.

  9. How do you keep the site clean and my family safe?

    If you are living in the house, this is a daily quality-of-life question, not a detail.

  10. Can I see finished work and talk to past clients?

    Photos can be borrowed. Reviews with names and a client on camera cannot.
