DAVIDSON GUEST HOUSE

This client wanted to create additional space for visiting guests and also had the potential future use of turning it into a rental property just minutes from Davidson College. To achieve this, we removed the existing garage roof and built upward, adding a second story with a private exterior staircase leading to the guest suite.

This new space was designed to be fully functional and self-sufficient, featuring a complete kitchen, laundry room, living area, bedroom, and full bathroom. Every detail was carefully considered to ensure that the new addition seamlessly blended with the aesthetics of the existing home while adding 500 square feet of conditioned space. Elevated above the surrounding trees, the suite offers a serene, private retreat with stunning views. To enhance the outdoor experience, we also installed a stamped concrete walkway that wraps around a cozy fire pit area—perfect for relaxing evenings.

One of the biggest challenges of this project was designing and implementing an efficient HVAC system. Since the attic was not tall enough to house the air handler and ductwork, we had to carefully engineer a solution that would effectively condition the entire space while still providing adequate garage parking and storage below. Additionally, we trenched a new sewer line from the garage to the existing crawl space, integrating it with the home’s sewer lateral. To ensure proper waste management, we installed a sewer ejector pump to push waste efficiently out to the street.

On the electrical side, we ran a dedicated circuit from the main panel to the garage to ensure the new suite had ample power. Every aspect of this project—from structural engineering to mechanical and utility planning—was carefully thought through, making it an exciting challenge to execute. The result is a beautifully integrated and highly functional space that provides both flexibility and long-term value for the homeowner.
